How much does a property valuation cost in Kenya?

Valuation fees follow the scale under the Valuers Act (Cap 532) and are based on the value of the property being assessed. For most residential and commercial properties the fee runs from about KES 35,000, with larger or more complex assets priced on the statutory scale. Deqmac Limited quotes the fee in writing before any inspection takes place.

Who can legally carry out a property valuation in Kenya?

Only a valuer registered under the Valuers Act (Cap 532) may issue a valuation report that banks, courts, insurers and tax authorities will accept. Deqmac Limited's valuations are prepared by registered valuers and the firm is affiliated with the Institution of Surveyors of Kenya (ISK).

How long does a property valuation take?

A standard residential or commercial valuation is usually inspected within a few working days of instruction, with the signed report issued shortly after. Timing depends on access to the property and the availability of title documents.

What documents do I need for a property valuation in Kenya?

You will generally need a copy of the title deed or lease, the registered survey plan or deed plan, approved building plans where structures exist, and your identification. For company-owned property, add the certificate of incorporation and a board resolution.

What is stamp duty on property in Kenya?

Stamp duty is charged at 4% of the property value in urban areas including Nairobi and municipalities, and 2% in rural areas. It is assessed on the government valuation of the property and paid by the buyer on transfer.

Do I need an estate agent to sell property in Kenya?

You are not obliged to use an agent, but an agent registered under the Estate Agents Act (Cap 533) is bound by professional conduct rules covering client money, disclosure and pricing guidance.
